Collier County Florida September 2026 Real Estate Market Update in 4K
Collier County – Single-Family Homes update
Collier County recorded 365 closed single-family home sales, an increase of 2% compared with September 2025.
The median sale price increased 1.6% to $785,000, while the average sale price rose significantly, climbing 31.4% to approximately $1.76 million. The large increase in the average price suggests that higher-priced luxury home transactions had a substantial influence on the overall figures.
Active inventory declined 13.3% to 2,297 homes, and the months' supply decreased from 7.2 to 5.5 months.
Homes sold in an average of 108 days, compared with 122 days last year. Sellers also received an average of 93.2% of their original asking price, up from 91.2%.
Another notable figure was the 28.9% increase in new listings, indicating that more homeowners entered the market during September despite overall inventory remaining below last year's levels.
Collier County – Condos and Townhomes update
Collier County's condominium and townhome market showed some of the strongest improvements in sales activity.
Closed sales increased 8.2% to 342 transactions, compared with 316 a year earlier. The median sale price increased 4.2% to $432,500, although the average sale price declined 3.9% to $688,724.
Active inventory decreased 15.1%, falling from 3,033 listings to 2,576. Months of supply declined sharply from 8.7 to 6.0 months.
Properties also moved through the market more quickly. The median time to contract decreased from 109 to 82 days, while the average time to sale dropped from 149 to 124 days.
Sellers received an average of 91.7% of their original asking price, compared with 89% last September. This improvement suggests that buyers and sellers are reaching agreements closer to initial asking prices.
